Council to vote on dealership zoning

GREENVILLE — The Greenville City Council is scheduled Tuesday to consider permitting one of the city’s largest automobile dealerships to move to a new home.

Britain Chevrolet is seeking a zoning change and a conditional use permit, to allow the company to open at the intersection of the Interstate 30 service road and the still under construction Monty Stratton Parkway.

Public hearings are scheduled prior to the Council taking votes on the measures during the regular session agenda, starting at 6 p.m. Tuesday in the Municipal Building, 2821 Washington Street. A work session is set for 5 p.m. Tuesday.

The Planning and Zoning Commission voted earlier this month to recommend the changes to the Council.

Hillary Vonahsen, representing Britain Chevrolet, is seeking a change in zoning from agriculture and commercial to highway retail for the tract at the southeast corner of Monty Stratton Parkway and Interstate 30, as well as a conditional use permit in order to be able to operate a new automobile sales facility.

Britain Chevrolet currently operates a dealership at 4715 Wesley Street.

In a memo to the Council, Chief Building Official Steve Methven said this is just the first step in the process of developing the site.

“During the platting phase, the applicant will subdivide off an approximately seven acre piece of property in order to accommodate the proposed development,” Methven said. “During the platting phase, the applicant will work with City staff to provide a master concept plan of the larger tract, as required by the City’s Subdivision Regulations.”

One major hurdle which needs to be addressed is the lack of water and sewer access to the property, as the nearest connections are almost 2,000 feet away.

Last month, the Council agreed to allocate funds to pay for designs for water line improvements and a lift station along the parkway, which is being built between Interstate 30 and Paris Junior College.

Director of Public Works Massoud Ebrahim said there is a need for approximately 6,300 linear feet of 12-inch water distribution main line, to provide water to any development which may intend to locate in the region, as well as a 1 million gallon per day regional sanitary sewer lift station.

In 1998, Greenville annexed thousands of acres of land north and south of the interstate corridor and around Monty Stratton.
